The Hapimag building philosophy

Hapimag has a skilful way of maintaining properties at a high standard thanks to regular investments. The company has also developed a computer system in order to manage specific properties individually.

The investment strategy of Hapimag

The illustration shows the Hapimag strategy for replacement investments: the red line illustrates the planned maintenance measures. After seven years, checks are carried out to determine whether or not a renovation of the soft furnishings is necessary. After 15 years, considerable renovation is then usually necessary. The rebuilding performed increases the value of benefit for Hapimag. There are two reasons for this: on the one hand, Hapimag adjusts the property to the increased requirements of the guests, on the other hand, a technical development may have taken place in the building industry.

It is clear: with continuous upkeep and maintenance measures, the value of the building decreases less significantly than for usual investment measures.


Tailor-made Facility Management

Hapimag developed its own computer programme, with which the properties can be managed at a high level. “Buisy” is the name of the programme – it displays the budget for the current maintenance and compares it with the company accountancy. It also shows how energy consumption and overnight accommodation have increased every month.

Properties from a business perspective

With a professional property portfolio strategy and modern  financial models, Hapimag finds a way to apply the members' capital optimally during each renovation. To do this, the company includes a lot of information, such as economic differences in the property markets, property prices or various conditions on site.

Properties from the members' point of view

When making the decision as to whether a resort is to be renovated, sold or continued as is, Hapimag does not only consider business-relevant data. The desires and customs of the member are the main focus of the considerations. For example, for beach resorts, which are only open for a few months of the year and therefore incur high costs. It is the task of Hapimag to reduce these costs with more profitable resorts. Only in this way will all parties be taken into consideration and holidays with Hapimag will remain varied and exclusive.
